Positive: The location was perfect for us, close to my mother's Carehome where we needed to be at short notice. The room itself had good access with the patio door entrance & as ground floor the WC & kitchen were just down the hallway. Bed was very comfortable. TV & WiFi & heating instructions very clear & all worked fine.
Negative: The property is shared with 4 other rooms, which itself wasn't an issue for us.
However, not long after arrival approx 7pm there were pans rattling on the hob in the kitchen, steam everywhere & this didn't stop for over 10 minutes. They were unattended & in the end we had no choice but to call upstairs to let someone know they needed attending to.
As that person didn't come down right away we had to turn all 3 jets down ourselves in the end to stop them boiling over, plus the oven, where food was also clearly overcooking.
The person cooking came down eventually, but this shouldn't have been necessary.
On arrival we also noticed bits of sweet wrappers on the rug & broken pieces of crockery behind the LH bedside table.
There was also a paracetamol tablet under the desk.
We took photos to support this as we were quite surprised to find this.
Nighttime was quiet until early morning approx 6 30am. The noise then started & kept us awake till we got up at 8. It wasn't deliberate noise, more the sound of footsteps from the room above, creaking boards & then the shower went on, the water noise coming straight into our room.
After that it was doors closing & rattling & people coming up & down stairs, which can't be helped obviously, but we just did not expect the level of noise.
We went in the kitchen to get a few things for breakfast. The worktops weren't clean, neither was the sink, bits of waste food in it. Kitchen bin open & messy with thrown away food.
It just wasn't what we expected at all, but I suppose for the price of £52 we paid we can't grumble too much. It served its purpose.
There was also bits of rubbish in the garden round the gate. Not really very nice.
We're sorry to have to leave this feedback, were easy to please people, but we feel a number of things need attending to & hope this is constructive for future guests.

Negative: False advertisement about dog friendly took a puppy she used the puppy pads no issue and hotel charged me £75 also told me I can’t let my dog use the garden even though they complained about her using the puppy pads ?

Ideal place as right near my son and dog friendly too
Positive: Location was excellent for us great for exploring the dales/ lakes or going to into the city for the Xmas market etc
rooms were comfortable and clean
Negative: Not enough mugs only 3 and they was 5 of us, considering there was only one other person in the property there wasn't any room in the fridge or space for storage of our food
Use of a communal room would have make the stay complete
